Search Terms and Results - "Savannah Ga Homes"
Using Google and other search engines with phrases such as “Savannah Ga real estate”, “Savannah Homes”, “Tybee Island condos” and “Historic Savannah Homes” seems to be the preferred method of home searching for many homes buyers. All around the world people are using the internet to search for homes using phrases and keywords to find homes for sale in the area in which they plan to relocate.
This is revolutionizing the process of home hunting. Many people want to see plenty of pictures, and along with these pictures comes information regarding the home. Sometimes there will be information regarding the particular area surrounding the home.
Many times people will click on the first few Google search results, and they won’t go past the first page.
Many of the results on the first page of Google are not local real estate companies, but, rather, they are national lead generation companies who are gathering homebuyer leads. These companies then market to real estate agents in an attempt to sell them “leads”. Many agents don’t have the time, skill or money to position themselves on the first page of Google, so they buy leads from the lead generation companies.
The big, national lead generation companies have the wherewithal to hire tech-savvy people who can optimize their sites to get first page results on Google. They don’t know anything about the particular areas, but they will sell the leads to agents who are local. These agents then contact the leads and offer their services. I am not making a judgment on this process, but the home-searcher is at a disadvantage of not choosing the particular agents they want to contact them.
The home searcher may get an agent that is knowledgeable, experienced and an expert in the area, or they may be contacted by an agent who is new, inexperienced and has little knowledge of the area and online information processing who has merely signed up with a lead generation company to receive leads.
I advise home searchers to analyze the websites and companies that come up in the Google results. There may be some good, local companies who come up on page 2 or page 3 of the Google results.
I also advise searchers to go directly to the local companies who seem to offer the best online home-search services. There is simply no need for lead-generation middle-managers. Some website providers, such as Point2Agent will come up in the Google results, but they aren’t in the business of selling leads, they only consolidate a place to find local companies.
Find these results, then look over the website, figure out if you are going directly to a local real estate information specialist, or whether you are being used as a lead to be sold back to a specialist.
Also, don’t be lured by pretty pictures. Pictures are great, but what you want is service and valuable information – not only information regarding particular homes, but information regarding areas and all the other pertinent information that goes along with making a decision to relocate and purchase a home. You are buying more than a home.
